The Milan buyer's brief
What restoration costs per square metre. How Italian square metres are counted. Micro-zone transacted prices. What a purchase really costs once every tax is included.
We buy them, restore them, and sell them directly to the buyer.

On Milan prime residential. Your agenda. No pitch.
Every home we buy, seen first. Direct from us, no agency commission, layout and finishes still yours to change.
People acquiring from 3M EUR, generally purchasing within two years. Some are moving countries. Others have been in Milan two years already and are ready to stop renting. We work with buyers and their advisers. We do not work with agents.
Nothing. We ask for a short call to check the fit, and that is the only step.
We buy a small number of apartments each year. Beyond twenty members, being on the list stops meaning anything. When it fills, there is a waitlist.
No. The Brief and the call are yours regardless. Most members will not buy from us, and that is fine.
AM CAP Holding S.r.l.s., trading as Maison d'Oro. The team behind it has ten years and 200 homes in Europe. More below.

Alexandre Mansour has spent fifteen years in real estate investment and development. He is the founder of Nomad Capital, with offices in Lisbon, Porto and the Algarve and a 300M EUR track record in high-end residential, apart-hotels and branded residences. Before that he was managing partner at Optylon Group, a large Portuguese developer, and worked in investment management at AXA in New York.

William Bellity founded his first company at twenty-one. The technology was acquired by a competitor four years later. He holds a master’s in civil engineering from Mines, one of the top French engineering schools.
Italy’s flat tax on foreign income has brought people to Milan who would once have chosen London or Paris. The city is now the business centre of southern Europe, and the supply of properly restored apartments in the best addresses has not kept pace.
Together they buy a small number of apartments a year, in buildings they would want to live in themselves, and sell them directly to the buyer. No agency sits in between. Most buildings they look at, they pass on.
Figures cited refer to projects delivered by the founding team of Maison d’Oro through prior entities, in Europe, between 2016 and 2026. Figures given in the founders’ biographies refer to organisations at which they held positions and are not attributable to Maison d’Oro. AM CAP Holding S.r.l.s. is a separate entity. Images of projects show prior work and not homes currently offered. Any image labelled an artist’s impression is a concept and not a photograph of an existing interior.
